Inspections and Enforcement
The mission of the Inspections & Enforcement Division is to safeguard the health, safety, and welfare of the citizens of Santa Fe by ensuring that construction work is completed in accordance with the City's adopted codes and ordinances and that private properties are maintained in compliance with the City's environmental regulations while providing the highest possible level of customer service.
Please read this page and associated links carefully prior to requesting inspections or making requests for information regarding inspections. Due to the current high volume of inspections, and with the challenges related to the current public health crisis, our capacity to respond quickly is limited at this time, but much of the needed information is included here.

Construction Inspections - Job Site Safety Requirements
In light of the ongoing COVID-19 public health crisis, the City continues to follow suit with the New Mexico Regulation and Licensing department and is increasing protections for the Public as well as the City of Santa Fe employees with regard to building inspections. Effective immediately the City is implementing the following mandatory social distancing requirements for all field inspections conducted by inspectors:
- Residential Inspections: When conducting an inspection of an existing residence where the inspector is required to physically enter the residence, all individuals must vacate the area of the residence where the inspection shall occur before the inspection can begin. No individual will be permitted to enter or remain within the residence area being inspected while the inspector is physically within the residence. For purposes of this directive, a minimum distance of ten (10) feet of separation from the area where the inspection is taking place must be maintained by all persons.
- Commercial/ Non-Residential Inspection: All individuals must vacate any room or construction area where an inspector is conducting an on-site inspection. For the purposes of this directive, a minimum distance of twenty (20) feet of separation from the area where the inspection is taking place must be maintained by any individuals at the construction area while the inspector is on-site and conducting an inspection.
Non-Compliance: Inspections shall be immediately halted in the event individuals at the inspection site refuse to comply with the provisions of this directive. Inspections for sites where non-compliance with the provisions of this directive occur will be rescheduled at a time/date when the customer can guarantee compliance with the provisions of this directive.
Inspections will not be conducted if immediate construction area is occupied by more than 5 people or if any worker on site has known exposure to COVID-19 or is currently under self-isolation restrictions.
Additionally, Inspections Division asks that individuals refrain from requesting any avoidable inspections during this time. Business License inspections are exempt, and not included in this order.

Once an inspection request is submitted online, please check the Dashboard frequently for updated status.
*Please note that while CSS allows requests for inspection on a specific day and in the AM or PM, the inspection will be conducted on the actual scheduled day during normal business hours, but not at a predetermined time.
*Due to current Staffing levels and high inspections volume, Building Inspections may be subject to a two to three business day lag time from the date requested. Terrain Management Inspections may be subject to a three to five business day lag time from the date requested. Please plan requests accordingly.

IVR BUILDING INSPECTIONS SCHEDULING
While we encourage customers to register with CSS and request inspections online for a more cohesive permitting and inspections experience, our Integrated Voice Response system (IVR) is still available for use at this time.
To schedule a construction inspection for your project by phone please call the City of Santa Fe's automated Voice Inspection & Permit System (IVR) at (505) 955-6110 and select Option 1 for scheduling. You must have your permit number available. This can be found on the upper right corner of your permit.
Listen to the voice prompts to cancel or reschedule, check results, or to speak to department staff.
You must have your permit number and a 3-digit Inspection Code for the type of inspection requested to use IVR. Click here to access the inspection codes.

CERTIFICATE OF COMPLIANCE

The Code Enforcement Section of the Inspection & Enforcement Division responds to violations of the City's environmental regulations (Chapter 10 of the Municipal Code). Typical violations investigated by Code Enforcement staff are excessive weeds, trash and debris accumulation, junk vehicles, noise and lighting violations, and smoking ordinance violations. Code Enforcement staff also investigate illegal signage, zoning violations, businesses operating without required Business Registrations or Licenses, unapproved Home Occupation businesses, and unpermitted Short-Term Rentals.

- Re-inspection Fee: $60 per hour (minimum charge of 2 hours)
- Additional Inspection Fee: $60 per hour (minimum charge of 2 hours)
- After-Hours Inspection: $85 per hour
HOURS OF OPERATION & ADDRESS
Inspections Division regular hours of operation are 8am-Noon and 1pm-5pm M-F. Hours of operation may be affected by constraints in effect due to the current public health crisis. City Hall is currently closed to the Public. Please make an appointment with Staff prior to entering the building.
